Residential non-waterfront and waterfront sales set new November record

Residential non-waterfront sales activity recorded through the MLS® system of Muskoka Haliburton Orillia – The Lakelands Association of REALTORS® numbered 150 units in November 2015, rising 6.4 per cent from November 2014. This was a new record for the month.

On a year-to-date basis residential non-waterfront property sales were running 3.8 per cent above levels at the same time last year. With activity numbering 1,811 units sold, this was the best sales figure for the period since 2003.

Sales of waterfront properties rose 25.7 per cent from last November to reach a record 88 units in November 2015. Year-to-date sales of waterfront properties (1,525 sales) were running 13.9 per cent ahead of the same period in 2014, marking the best first 11 months of any year on record.

“With both waterfront and non-waterfront sales setting new November records, the strength of demand the market has enjoyed in 2015 looks set to continue into 2016,” said Tom Wilkinson, President of Muskoka Haliburton Orillia – The Lakelands Association of REALTORS®.

The median price for residential non-waterfront property sales was $235,000 in November 2015, up 4.4 per cent from November 2014.

The median price for waterfront sales was $407,500 in November 2015, rising 9.5 per cent from November 2014.

The dollar value of all residential non-waterfront sales in November 2015 totalled $36.9 million, up 12.4 per cent from November 2014. This was the first November to reach above $35 million.

The total value of waterfront sales was $65.7 million, nearly double levels from November last year and the first time volumes had surpassed $50 million in this month.
