Property Sales Statistics in Muskoka - November 2014

Residential non-waterfront sales activity recorded through the MLS® system of Muskoka, Haliburton and Orillia. The Lakelands Association of REALTORS® numbered 135 units in November 2014. This was an increase of 27.4 per cent from November 2013 and marked a record for the month of November.

Sales of waterfront properties rose 14.5 per cent from a year earlier to 71 units in November 2014.

Comparison of November Sales for Waterfront and Non-Waterfront Properties in Muskoka*. The median sales price for Non-Waterfront residential properties was $225 500 (up from $186 000 in 2013) and for waterfront properties $ 397 500 (down from $400 000 in 2013) in 2014.

On a year-to-date basis, residential non-waterfront property sales totalled 1,704 units, up 14.1 per cent from the same period last year. Until this year, sales over the first 11 months of the year had never even topped the 1,500 mark.

Some 1,343 waterfront sales traded hands over the first 11 months of 2014, up 14.8 per cent over the same period last year. Until this year, sales over the first 11 months of the year had never even topped the 1,200 mark.

The median price for residential non-waterfront property sales was $226,000 in November 2014, edging up 0.7 per cent from a year earlier.

The median price for waterfront sales was $370,000 in November 2014, down 3.9 per cent from November 2013.

The dollar value of all residential non-waterfront sales in November 2014 totaled $31.8 million, an increase of 31.2 per cent on a year-over-year basis and a record for the month.

The total value of waterfront sales was $33.5 million. This was up 25.8 per cent from a year earlier.

The area served by the more than 670 REALTORS who belong to The Lakelands Association of REALTORS serving Muskoka, Haliburton and Orillia, is located less than a two-hour drive north of Toronto, in the heart of Canada's Cottage Country. There are several major geographical areas within the Association's boundaries, including the Orillia, Gravenhurst, Bracebridge, Muskoka Lakes, Huntsville, Almaguin Highlands, Lake of Bays and Haliburton.
